The plan price is not the bill on the metered side. Why per-contact tracing changes your monthly bill

A per-contact meter is not only a cost. It is a decision made several hundred times a month, and it quietly changes which owners get traced. When a trace carries a fee, the marginal property goes untraced — and the marginal property is where the unusual deals sit. That behavioural effect is the real argument for a flat plan.

Two things deserve saying out loud. Connect is the sensible route for anyone tracing at volume, narrowing the cheapest gap to $50 a month rather than $80, and annual billing lowers their plan line further, to $81 and $165. It is a gap, not a chasm.

What does the extra $20 a month buy you?

Twenty dollars a month separates the two entry plan prices, and that $20 buys market-wide search and list building: a query across a whole county returning every preforeclosure, or every absentee owner above a value threshold. For a buyer whose month begins with that query, it is worth far more than $20, and metered tracing on top is a rounding error.

For a buyer whose month begins with one specific house, the same $20 buys a screen that never gets opened. A list platform earns its price on the size of the set it hands you; a single-property tool earns its price on how much of the job it finishes on one house — the capability set on what SCOUTRE does. What does SCOUTRE show you on one property?

SCOUTRE returns one record per property, nationwide across 160 million US properties at around 95% coverage. The rest is what decides an offer: sale history, last sale price and date, down payment at last sale, deeds, taxes, assessments, beds, baths, square footage, lot size, year built, zoning, land use, MLS status, rental information, Street View and nearby comps. They are public either way: the county recorder, register of deeds or county clerk sells a copy for a few dollars a page or less, as the Massachusetts registries of deeds do online. How do you open a property with no address typed?

You add the property first — from the kerb through Property in Front, or by typing any US address into Nationwide Property Search — and 16 recorded signals then say whether that owner has a reason to sell. PropStream starts from the opposite end: market-wide search and list building is the core of that product, so the query comes first and the properties fall out of it. Recorded flags are only half of it — a 1-5 distress rating, photos, voice notes and field tags such as peeling paint and boarded windows attach to the same lead. How do you reach the owner once the trace comes back?

A trace returns multiple phone numbers classified wireless or landline, multiple email addresses and a mailing address per owner, with multiple owners tabbed separately. Every trace is screened against four indicators before you dial: Federal DNC, State DNC, DMA suppression and known-litigator flags. You are the caller of record and responsible for compliance; this is not legal advice.
