Privacy Policy

This Privacy Policy explains how Lion Adv, Inc. ("Company," "we," "us," or "our") collects, uses, and shares information in connection with the SCOUTRE mobile application, website, and related services (the "Service"). By using the Service, you agree to this Policy.

If you use the Service's mail and QR code features, property owners may be directed to a separate cash offer page at getyourcashoffer.online, operated by the Company. Information collected there is handled as described in that page's own privacy notice.

1. Information We Collect From You

When you create an account and use the Service, we collect:

  • Account information — your name, email address, phone number, and password (stored in hashed form). If you sign in with Google or Apple, we receive basic profile information from that provider.
  • Payment information — your subscription is processed by a third-party payment processor. We do not store full card numbers; the processor handles your payment details and provides us limited billing information (such as confirmation of payment and the last four digits of a card).
  • Location information — with your permission, the app uses your device's location to match the property in front of you. You can control location access in your device settings.
  • Content you create — the properties you capture, along with photos, voice notes, typed notes, tags, statuses, and follow-ups you add.
  • Compliance and consent records — to document your agreements and how the Service is used, we record when you accept our Terms of Service, Privacy Policy, and the consent checkboxes at signup, and each time you reveal owner contact information through skip trace. These records include a timestamp, the IP address and device/user-agent from which the action was taken, the version of the terms or notice you accepted, and the property or lead the action related to. We keep a confirmation of the agreements you accepted at signup and send you a copy by email.
  • Device and usage information — device type, operating system, app version, log data, and information about how you use the Service, collected automatically to operate, secure, and improve the Service.
  • Optional website analytics — if you select “Accept analytics” on our website, Google Analytics may use cookies to collect information about pages viewed, interactions, browser and device information, referring pages, and approximate location derived from your IP address. If you continue without analytics, analytics storage remains denied. You can change your choice at any time through the “Cookie settings” control.

2. Property and Owner Data (Third-Party Information)

The Service displays information about properties and their owners, including names, mailing addresses, phone numbers, email addresses, valuation estimates, and property characteristics. This information is aggregated from public records and licensed third-party data providers. Much of it relates to individuals who are not users of the Service.

We provide this information to you as a research tool for legitimate real estate business purposes. It is provided subject to the restrictions in our Terms of Service, including that it is not a consumer report and may not be used for any purpose regulated by the Fair Credit Reporting Act (FCRA), and that you are solely responsible for how you use it and for complying with all applicable calling, texting, and privacy laws. We do not control the accuracy of third-party data and do not warrant it.

If you are an individual whose information appears in the Service (for example, a property owner) and you wish to request access to or deletion of that information, see "Requests From Individuals Who Are Not Users" in Section 8. Because we source this information from third parties, we may also direct you to the originating data source where appropriate.

3. How We Use Information

We use the information we collect to: create and manage your account; process payments and subscriptions; provide the core features of the Service, including property matching and skip trace enrichment; store and sync the leads and content you create; communicate with you about your account, security, and service updates; maintain records of the agreements and consent acknowledgments you provide, and logs of your use of data features, for legal compliance and to enforce our Terms; monitor for and prevent fraud, abuse, and violations of our Fair Use terms; and operate, maintain, secure, and improve the Service. We may use aggregated or de-identified data, which does not identify you, for analytics and product improvement.

4. How We Share Information

We do not sell your personal information. We share information only as follows:

  • Service providers — with vendors who help us run the Service (for example, cloud hosting and database, our payment processor, our email-delivery provider, and our data providers), who may process information only on our behalf and under obligations of confidentiality.
  • Legal and safety — when we believe in good faith that disclosure is required by law, legal process, or a governmental request, or is necessary to protect the rights, property, or safety of the Company, our users, or others, or to enforce our Terms.
  • Business transfers — in connection with a merger, acquisition, financing, or sale of assets, in which case information may be transferred as part of that transaction, subject to this Policy.

5. Outreach Is Done By You

SCOUTRE does not place calls, send text messages, or send email on your behalf. When you choose to contact someone, the app opens your own device's phone, messaging, or email application, and any communication is sent by you from your own accounts. We do not receive or store the content of the calls, texts, or emails you send from your device. We do keep the compliance and consent records described in Section 1 (such as a log that you revealed a property's contact information and acknowledged your responsibility before doing so), but not the substance of your communications.

6. Data Retention

We retain your account information and the content you create for as long as your account is active and as needed to provide the Service. After you close your account, we may retain certain information — including records evidencing the agreements and consent acknowledgments you provided, and logs of your use of data features — as needed to comply with legal obligations, resolve disputes, prevent abuse, and enforce our agreements. We may retain de-identified or aggregated information indefinitely.

7. Security

We use reasonable technical and organizational measures designed to protect information against unauthorized access, loss, or misuse. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

8. Your Choices and Rights

  • Account information — you can review and update your account details within the app.
  • Location — you can enable or disable location access through your device settings; some features may not work without it.
  • Account closure — you can cancel your subscription and request that your account be closed by contacting us at the email below.
  • Access and deletion requests — depending on where you live, you may have rights to request access to, correction of, or deletion of personal information we hold about you. To make a request, contact us at the email below. We will respond as required by applicable law.
  • Requests From Individuals Who Are Not Users — if you are not a user of the Service but your personal information appears in it (for example, as a property owner), you may contact us at the email below to request that we access, correct, or delete that information, or that we stop making it available through the Service. We will honor such requests as required by applicable law and, because much of this information originates from third-party and public-record sources, may also direct you to the originating source.

9. Children's Privacy

The Service is intended for business users who are at least 18 years old. It is not directed to children, and we do not knowingly collect personal information from anyone under 18.

10. Changes to This Policy

We may update this Policy from time to time. If we make material changes, we will update the "Last updated" date and, where appropriate, provide additional notice. Your continued use of the Service after changes take effect constitutes acceptance of the revised Policy.
