County recorders, registers of deeds and county clerks publish deeds, mortgages, liens and foreclosure filings, and assessors publish the owner of record and their separate mailing address. The Massachusetts registries publish at masslandrecords.com; Cook County publishes at cookcountyassessor.com. Searching costs nothing; copies cost a few dollars.

The free route returns no phone number and no speed. Each county is its own site with its own gaps. If you work one county and mail to the owner's mailing address, that is enough and you do not need software.

What SCOUTRE does not do

SCOUTRE has no market-wide property search. You cannot ask it for every preforeclosure in a city; the 30+ filters work on the leads you have already saved. The volume wholesaler running a ten-thousand-piece-a-month list-and-mail machine is a bad fit.

There is no CSV import and no export today, and each account is a single user — no teams, no seats, no shared pipelines, so a cold-calling team or a virtual assistant cannot be added. The offer step returns target assignment fee, wholesaler-paid costs, safety buffer, formula MAO, maximum seller contract price, true MAO, opening offer, target contract price, absolute ceiling, and a verdict on the deal. That is a wholesaler's whole spreadsheet, on the phone, at the house.

Are SCOUTRE postcards cheaper than my mail house?

Not at volume. Every SCOUTRE piece carries a photo of that house, which a bulk run cannot do. If you mail ten thousand generic pieces a month on a bulk contract, a mail house is cheaper per piece. SCOUTRE is built for the properties you chose.

Can my acquisitions manager or virtual assistant work my pipeline?

Does SCOUTRE produce the purchase and assignment contracts?

No. What comes out is the analysis, a personalized offer email with the details merged in, and a PDF report covering property, owner, comps, ARV, repairs, motivation, exit strategy, offers and verdict. The contract is yours, from your attorney or title company.
