Finding a property and its owner

How do I find out who owns a property?

Property ownership is recorded by the county where the property sits, so the owner's name is available from the county assessor or recorder — in person, and in many counties through a free online portal. SCOUTRE pulls that same recorded ownership data into one mobile lookup: enter an address and it returns the owner's name, mailing address, whether the owner occupies the property, and the deed and sale history behind the current ownership.

Can I find the owner of a house without knowing the address?

Yes. SCOUTRE's Property in Front feature uses your phone's GPS to identify the exact parcel you are standing in front of, then returns the owner record for it — no address typed, no plat map, no guessing between neighboring lots. It is built for driving a neighborhood, where you can see the house but have no house number to work from. Parcel apps can show you the parcel you are standing on. How do I find a property owner by address?

Enter any US address in SCOUTRE's Nationwide Property Search and the record returns the owner's name, mailing address, owner-occupancy status, and the deeds and sale history behind it. The same screen carries estimated value, estimated equity, mortgage and lien detail, taxes, building characteristics, MLS status, Street View and nearby comps. The underlying records come from counties, so field completeness varies by county.

Is property ownership information public?

Yes, with narrow exceptions. Deeds, mortgages, liens and assessment records are public records in every US state, held by county recorders and assessors, and anyone can request them; some states shield details for protected individuals such as judges or domestic-violence survivors. What is never public record is the owner's phone number or email. SCOUTRE combines the public county record with a skip trace so both arrive together.

Can I look up property owners for free?

Yes. Most county assessor and recorder offices publish a free online property search that returns the owner of record by address or parcel number, and county clerks will pull records in person. The limits are practical: one county at a time, no phone numbers, no distress filters, and some counties charge per copy or have no portal at all. How do I find the owner of a vacant or abandoned house?

Start with the parcel, not the building. Because counties publish on their own schedules and with different field sets, freshness and completeness vary by county rather than being uniform nationwide.

How good is SCOUTRE's coverage in my county?

SCOUTRE covers approximately 160 million US properties, about 95% of the national stock. Coverage is not uniform: some counties publish richer deed, lien and assessment detail than others, and MLS status appears only for participating boards. What distress signals does SCOUTRE track?

SCOUTRE tracks 16 signals, and this is the complete list: preforeclosure, probate or inherited, tax lien, other liens, absentee owner, out-of-state owner, vacant, high equity, free and clear, auction, bank owned, long-term owner, recent transfer, no homestead exemption, low down payment at the last sale, and MLS activity. Each one reads on an individual property record and works as a filter across your saved leads.

How does SCOUTRE skip tracing work?

SCOUTRE runs each skip trace at the moment you request it, querying live sources for that one property, rather than serving a row from a pre-built list. How accurate are SCOUTRE's equity and mortgage estimates?

They are estimates, not account balances. SCOUTRE derives estimated equity and estimated mortgage balance from recorded loan history — original amounts, terms and maturity dates in county records — together with assessed and estimated values, then amortizes forward. Nothing comes from the lender or servicer, so a refinance, a HELOC draw or extra principal payments will move the real figure. Treat it as a ranking signal, not a payoff quote.

What devices does SCOUTRE run on?

SCOUTRE runs on iPhone and iPad from the Apple App Store (app id 6789701730), and includes an Apple Watch app at no extra cost. On Android, the full app runs today from a home-screen install rather than a Play Store download; a native Android app is the next platform release. Every device runs the same feature set on the same $79 monthly plan.

Is there an Android version of SCOUTRE?

Yes, with a caveat worth stating plainly. The complete SCOUTRE app — property search, Drive Scout, skip tracing, CRM, deal analysis and direct mail — runs on Android today, installed to the home screen from the browser rather than downloaded from the Play Store. A native Android app is next on the roadmap. The Apple Watch companion app is iPhone-only.

Does SCOUTRE have an Apple Watch app?

Yes, and it is included free with the $79 plan. The SCOUTRE Watch app shows the matched property with its photo and address, estimated value, estimated equity, equity percentage, mortgage balance, lender, lien position, distress signals, and last sale price, sale date, recording date and down payment — then saves the property to your CRM from the wrist. Equity and mortgage figures are estimates derived from recorded loan history and assessed values, not statements of account balance.

Does SCOUTRE work offline without a signal?

Yes, for field capture. SCOUTRE saves captures and photos to the phone when there is no connection, marks each one with a "Saved on this phone" state so you can see exactly what has not synced, and uploads them automatically once service returns. Live property lookups and skip traces still need a connection, because those query records in real time.

How does SCOUTRE track the streets I have already driven?

SCOUTRE's Drive Scout mode records your route, distance, time and every capture as you drive. Streets driven today appear orange and previously driven streets appear red, so you can see at a glance which blocks a market still owes you and stop re-driving the same grid. Captures and photos taken along the route save on the phone when offline and upload when the connection returns.

Compliance

Skip tracing for real estate outreach is a widely used practice in the United States, and property ownership itself is public record. What is regulated is the outreach: the TCPA, state telemarketing statutes and Do Not Call rules govern the calls and texts you make to numbers you obtain. SCOUTRE surfaces screening indicators on traced contacts, but you remain the caller of record. This is not legal advice.

Does SCOUTRE check numbers against the Do Not Call list?

SCOUTRE screens traced contacts against four sources and shows the result on the lead: the Federal Do Not Call registry, state Do Not Call lists, DMA suppression, and known-litigator flags. Those are indicators to inform your decision, not clearance to call. Registry data and litigator lists change over time, and only you know the consent status of any given contact.

Does SCOUTRE sell or resell my skip trace data?

No. When SCOUTRE traces a lead, the result is written to that lead inside the requesting account and is not compiled into lists sold onward to other users or third parties. SCOUTRE walks a property through six steps: ARV, repairs, seller motivation, exit strategy, offer, and deal summary. The output is a full offer ladder — target assignment fee, safety buffer, formula MAO, maximum seller contract price, true MAO, opening offer, target contract price and absolute ceiling — plus a personalized offer email and a PDF report you can send to a seller or a partner.

How does SCOUTRE calculate ARV?

SCOUTRE builds ARV from nearby sold comparables, which you can include, exclude or add by hand rather than accepting a black-box number. It shows price per square foot and a confidence score, so you can see how well the comp set actually supports the estimate. ARV here is an estimate derived from recorded sales, not an appraisal, and thin comp sets produce lower confidence.

Two ways, and you choose. What exit strategies does SCOUTRE support?

SCOUTRE models six exits, and this is the complete list: wholesale assignment, fix and flip, rental, creative finance, double close, and referral or JV. You select the strategy inside the six-step deal analysis, and the offer numbers — formula MAO, true MAO, opening offer, target contract price and absolute ceiling — are calculated against that strategy rather than one generic formula.

Can I record what I see in the field with SCOUTRE?

Yes. Each SCOUTRE lead accepts photos, voice notes, a 1-5 distress rating, and structured tags for what you see — peeling paint, overgrown lawn, cluttered driveway — and what happened, such as left a sticky note, talked to a neighbor, or looks vacant. Structured tags stay filterable later, which a free-text note nobody re-reads does not.

Does SCOUTRE sync follow-ups with my calendar?

Yes. Follow-ups scheduled on a SCOUTRE lead sync to Google Calendar and Apple Calendar, so a callback set at the curb appears in the calendar you already run your day from. The follow-up stays attached to the lead record alongside its property data, skip trace, mail history and field observations, so nothing is stranded in a separate reminders app.

Can I import a list of leads, export my data, or add my team?

No to all three, and it is better to know before you subscribe. SCOUTRE has no CSV import, so leads are created in the app rather than migrated in from another tool. There is no export.
