Every role starts the same way. Who is SCOUTRE not for?

SCOUTRE has no market-wide property search. You cannot ask it for every preforeclosure in a city. You add properties one at a time and the 30+ filters then work on the leads you have saved. That rules out three business models, better read here than discovered on day two.

The volume operator who mails ten thousand generic pieces a month from a purchased county set is a bad fit: no CSV import, no export today. The team buyer is a bad fit: each account is a single user, with no teams, no seats and no shared pipelines. And anyone who needs a logged history of every call and text is a bad fit, because SCOUTRE does not log calls, emails or texts back onto the lead.

Frequently asked questions

Does SCOUTRE work differently for each role?

No. Every account gets the same app and the same record. The role pages differ in workflow and in which numbers matter — a wholesaler lives in the offer step, an agent in the branded valuation page. No role is chosen at signup.

Which professions did SCOUTRE decide not to serve?

Title and escrow, insurance, property management, commercial real estate, and enterprise or API teams are not served. Each either starts with a market-wide filtered pull across a county, or needs data SCOUTRE does not hold: policy renewal dates, rent rolls, chain of title. Mortgage loan officers are served, because that job starts with an address already in hand rather than with a list pulled out of a database.

What makes a property owner a motivated seller?

Circumstance, not price. Preforeclosure, probate, a tax lien, vacancy, absentee ownership and a long-held house with no mortgage left each give an owner a reason to move before the market decides for them. SCOUTRE flags all 16 signals on a property you have added, whichever role page brought you here. Signals describe circumstance, not intent, and availability varies by property, county and source.
